Vinyl plank is not a single product, and the differences change where each version can reasonably go. Core construction, wear layer thickness, and attached underlayment are the three variables that genuinely matter. Showroom naming obscures all three of them fairly consistently.

Rigid Core SPC

Stone plastic composite is the densest core available and the most dimensionally stable under heat. That matters considerably in a coastal room with a west facing slider and afternoon exposure. A flexible plank in that position will gap at the seams within a season.

SPC is our default specification for ground floors and for any room inside a flood zone. It is harder underfoot than the alternatives, which is a genuine comfort consideration. We usually pair it with an attached pad where the room sees standing work.

Rigid Core WPC

Wood plastic composite uses a foamed core, so it is warmer, quieter, and more forgiving underfoot. The trade is a slightly softer surface and marginally less stability in a genuinely hot room. Neither difference matters in a bedroom, and both matter beside a sunlit slider.

We specify it upstairs in elevated properties where foot traffic carries through the framing below. Both cores are equally waterproof, so this particular choice is about comfort and acoustics. It is not a moisture performance decision in any meaningful sense.

Wider and longer planks read as a calmer floor and suit the open plans in newer island construction. Narrow boards suit the smaller rooms in the older properties downtown considerably better. A wide plank in a small room simply fights the scale of the space.

Matte and low sheen finishes conceal grit far more effectively than gloss does anywhere near a beach. That is a genuine specification consideration on a barrier island rather than a taste question. Embossed in register texture aligns grain to print and justifies its cost on wide boards.

Rigid core plank tolerates moisture considerably better than any wood product does. Adhesive and attached underlayment, however, do not tolerate standing water underneath them indefinitely. Knowing which substrate you have changes the preparation, so we look rather than assume.

Flattening and Preparation

We lift the old floor, remove residual adhesive or staples, and level the substrate carefully. Our tolerance is 3/16 inch over 10 feet, which is the published requirement for floating installations. A plank spanning a dip flexes at the joint until the locking edge fails.

Flatness matters more than most owners expect, and it is where a cheap quote quietly saves money. Older properties downtown routinely need leveling compound across at least part of the area. We show you the deviation with a straightedge rather than simply describing it.

Layout, Expansion, and Transitions

We dry-lay the opening rows, set direction along the main sightline, and stagger end joints properly. Repeating stagger patterns are the visual signature of a rushed installation and we avoid them. Layout gets decided on the floor, because coastal rooms are rarely genuinely square.
